Terms & Conditions

Check in and Arrival

Check in is at 2pm and check out is at 10am. Early check in or late check out may be available upon request.

We will be here to welcome you at your stated arrival time and to show you to your accommodation. If your arrival time changes, please contact us so we can ensure a smooth check in.

Deposit and payment

A deposit of 50% of the total tariff is required to secure your booking (or total amount if booking is made within 7 days of arrival). The balance for your booking is payable upon arrival.

We accept bank deposit and most major credit cards. Rates are for a maximum of 2 guests per Guest Suite. Preferred rates are available for extended stays and group bookings of both Villas. Rates may be changed without notice. Minimum rates apply during certain periods – we usually have a minimum 2 night stay for weekends.

Deposit and cancellation

An administration fee of $75 is charged for any cancellation of all or part of your booking. Your deposit will be forfeited if you cancel your booking within 30 days of your arrival date. The full tariff for your reserved accommodation will be payable if you cancel your booking within 7 days of your arrival date. The total tariff is payable when a booking is secured by direct deposit. All cancellations must be in writing.

If you change your plans and leave before the specified departure date, payment of the full tariff is still required and no refunds will be issued. However, Management may exercise its discretion to credit the value of the balance of your stay towards a future stay, subject to availability.

*For Schoolies bookings, the deposit is not refundable under any circumstances. We strongly recommend you take out travel insurance to cover this contingency.

For Christmas, New Year, Easter/Blues and Splendour in the Grass bookings, 3 months notice of cancellation is required. If cancelled less than 1 month prior to arrival date, the deposit will be refunded subject to a confirmed re-booking of the the booked accommodation at an equivalent rate (less an administration fee of $75).

Hens and bucks events

Hens and Bucks parties require a $5000 security deposit.

General

Management reserves the right to cancel any booking and provide either a full refund or offer alternative comparable accommodation.

Management will not accept any liability for loss or damage to your personal property or vehicle. You must secure all doors and windows when away from your guest suite and ensure you lock your vehicle.

  • A strict no smoking policy applies throughout the villas
  • All loss and damage caused will be charged to the guest under whose name the booking is made and must be paid for prior to departure
  • All audible noise must be kept to a minimum to ensure the quiet enjoyment of other guests
  • Only registered guests are permitted in the Villas
  • Only registered guests are permitted to use the Villa facilities

In paying the deposit or tariff you are accepting these terms and conditions.

While every attempt will be made to meet special requests, including for a specific room, there is no guarantee that such requests will be able to be met.

Management reserves the right to ask people to leave who do not comply with the terms and conditions, and no refund will be given. In the event that you do not settle your account for costs and expenses, such as unpaid rent, damages, extra cleaning, lost keys, late checkout, etc. prior to departure, your credit card will be debited.
